IRR is how fast your money grows each year. It counts the rent checks along the way and the sale at the end.

The return comes from three things you can check: a low price, updates that already raise rent, and a team that runs the property itself. That works in a high rate market too.
Often the money is coming out of a sale.
A 1031 usually has to buy a property directly. These deals are a share of a partnership, so most do not fit on their own. If your money comes from a sale, say so on the call. The team will tell you what fits.
Depreciation, K-1s and retirement accounts come up on most calls.
You get a K-1 each year. Depreciation on the property passes to you. Self directed IRA and Roth accounts can invest.
Owning it yourself means you are the landlord.
Leasing, repairs, evictions, insurance, 2 a.m. calls. Here you own a share of something much bigger, and a full time team does all of that.
Old buildings can hide big repair bills.
Rex does not buy empty buildings or gut them. It buys solid, full buildings and finishes the inside work the last owner started.
